The Challenge

We were approached by a family preparing to emigrate to Australia within a matter of months. They had recently taken back possession of their family flat, which had been rented to students, and were shocked at the state it had been left in.

Carpets were filthy, the kitchen units were in disrepair, tiles were cracked, sash and case windows no longer functioned and several pieces of furniture were broken. To make matters worse, a leak from the flat above had caused water damage in the bathroom, leading to an insurance claim that had stalled due to a lack of available contractors.

With a tight deadline to have the property ready for market before their departure, the pressure was on. Missing the window to attract families moving before the new school term or university-linked buyers could have delayed the sale until autumn.

Our Role

We were asked to oversee a complete renovation and staging of the property, managing every detail from insurance coordination to final styling. The flat had to be fully refurbished, redecorated and presented for sale within one month, ready to launch to market before the family’s emigration to Australia.

We immediately created a detailed programme of works and coordinated our trusted network of contractors to deliver within the tight timeframe.

Our Team

• Organised for the kitchen to be repaired, hand painted and fitted with new handles
• Purchased and installed a new integrated fridge and freezer along with a new cooker hood
• Commissioned a tiler to lay a decorative tile display around the original Victorian fireplace and replace damaged kitchen tiles
• Fully redecorated the flat and fitted new carpets throughout
• Oversaw sash window repairs and the replacement of a large broken pane
• Engaged our bathroom contractor to replace the shower unit, update fittings, install a new surround and wet wall panels, and bring the space back to life
• Brought in an electrician to repair ceiling lights, remove awkward wall lights and fit a new extractor in the bathroom window
• Cleared all broken furniture and leftover contents, repairing and restoring selected pieces including a solid wood coffee table
• Staged the flat with our own carefully selected furniture and accessories including a king size bed, bedside tables, lamps, soft furnishings, a hall bench, console, coat stand and fresh flowers
• Organised a full deep clean and window cleaning inside and out, ensuring the property was immaculate for photography and viewings
